In Charlotte County, Port Charlotte, Charlotte Harbor, are there any laws prohibiting me from buying a lot on water to keep a boat behind?

I wouldn't build a home, just a dock, with electricty, and fresh water.

I might put in a lift, and a covered awning structure over it.

The area I'm considering is off Edgewater Drive.

Do HOA's typically prohibit this in that area?

A lot of money to spend to just keep a boat. Just buy a house on the water and be done with it.

We love the house we have now, & all our friends here.

Money isn't a major obstacle.

I was thinking I might get some apreciation on the lot, if I keep it 10+ years, which would be nice.

Are there realtors who specialize in waterfront properties, who know the laws & rules?

Can this be done?

I know of several lots where there is a boat/ dock/lift without a house. Some have seawalls installed. So I don't think you would be breaking any rules . You will need to have electricity if you want a lift. And you should have water. It becomes your personal marina. I nice spot to enjoy your boat.

Thx! That is what I was thinking. I'd need a security camera, & maybe a motion sensor for security...and some good neighbors.

I'm following this thread with interest. I've looked through the Charlotte County rules, for a novice it's complicated.

In regard to having electricity for your lift, I just saw this one from Golden, "This lift is ideal for freshwater and saltwater applications where shore power might be an issue or code regulations prevent piling or fixed structure lifts."

So, this lift works off of batteries and hydraulics?

Yes, absolutely. I'm going to call my insurance agent to see if any issues w/ insuring a boat parked behind a bare lot w/ no home.
