We are looking to buy a new home in a subdivision with at least a one acre lot in the North Raleigh/Wake Forest area. We are looking in the $400-600,000 price range. We currently reside in Staten Island NY & the last thing we want is a cookie cutter neighborhood where you can see whats on your neighbors dinner plate. Any suggestions would be appreciated.

Seems like most of the homes in the falls lake watershed have acre zoning. You can also find these homes in the 'county' so you only pay county taxes rather than paying city taxes. Seems like I remember you can limit your search on real estate search engines to just show homes with 1 acre or more. Specifically, take a look at the homes off of six forks, norwood rd, raven ridge and possum track in north raleigh - 27614 zip code. Good luck!

Try the subdivisions of Greycliff, Sutherland, Hawthorne.

At the top end of your price range (and higher) there seems to be some value in buying a Wakefield Estates short sale/foreclosure. Some really good deals there in the past 6 months. The ones with >1 acre would be at the top end or above your budget, but these were houses which were $1M+ a few years ago.

I use the Moderator cut: mod cut website to search for property (just familiarity) - a quick query of houses between $400K-$700K (upped the price to include overpriced properties you can bring down into your price range) on >1 acre in North Raleigh/WF provided 111 hits, so there are definitely lots of options for you.

Try Ethans Glen near the corner of highway 98 and Creedmoor road (27614). There's signs on the road saying "starting at the 800s", but you can easily buy in there for close to 600 now.

You can pretty much look in an arc along and south of NC98 in Wake County from East to West depending on what works for you location wise.

I'd start with subdivisions like Mayfaire, Ethans Glen, etc on the west side of Wake county and work your way east towards Wake Forest.

Devonshire, specifically the Estates section, fits your range. It is located at the corner of Old Weaver Trail & New Light Rd. in Wake Forest (the very western part of Wake Forest). There are several lots for sale right now on Kalworth Road.

I think you might do better to buy an existing home closer to Raleigh on a large lot. There must be some really great fully renovated homes out there. A particular place that comes to mind is Coachmans Trail. I'd think that you could buy a home there for far under your budget and use the left over money to make all the renovations and upgrades you want.
