Seriously, no investor makes a decision without doing a market study. Either they feel there is an unmet need, or they feel they can out compete a rival and force the rival out.
Unfortunately there are just not that many grocery stores in the area so getting someplace differnt than the big ones we all know is not happening.
The only change I can see is a continuing transition from one lineup of food retailers to another lineup. For example, Food Lion and Lowe's Foods are making way for Publix and Walmart Neighborhood Market.

If I were a betting man, I'd say it will be a Publix, Walmart Neighborhood Store, or Food Lion (outside chance).
Too big for a Trader Joe's, Kroger wouldn't build beside a HT, HT is across the street, Lowe's is being built down the street, Aldi and Fresh Market are pretty close, Whole Foods is already tapped for 55, and Wegman's wouldn't build that far from their distribution center.
How great would it be if there was a full-size Han Ah Reum (HMart) or Patel Brothers here like the ones in DC/Jersey. We definitely have the population to support a full-size Asian grocer in West Cary.
There is a Patel in Cary off Maynard and Chatham, and a huge Asian Market over by the DMV off Buck Jones Rd.
I agree, but that is around 30 minutes away without tolls during rush hour. No easy way to get there from W. Cary. I think the population is large enough to support that sort of store.
