Generally, I agree with your advice. I would never build in my two story family room. I cannot imagine the cost to do it right, particularly since the staircase is in it and would need significant alteration.
And, I love it.
But, the OP may love the lot, the location, the neighborhood, etc, and may prefer to stay put.
