Ed Harrington & Associates in Apex. He spent nearly 2 hours at our first house this summer. He encourages his clients to be there and I found him very helpful. It was about $380. We also had a radon test and termite inspection for an additional charge. He made a very nice report for us in a very short amount of time. Good luck!

We have used David Betts several times, and he is extremely efficient and thorough. Prices aren't on the low end, but I am a firm believer that you get what you pay for.

NC does not require a septic inspection like many states and that should not be overlooked when buying a house with a septic system. Same goes for well if house has one - replace every 10 years and make sure the well is a deep, not shallow well, as in 100+ feet.

If the AC units are over 10 years, they should be replace and the air handler. Same for heating unit. Most contractors used the cheapest of both when they built houses, because home buyers did not know the difference. Same goes for windows and doors, so if they are old they will be leaky.

Make sure that the crawl space (if the house has one) is a conditioned crawl space

We are buying our first home (new build) in Cary and have just had the house inspected by Alan Brown from US Inspect. We were very impressed with his knowledge and thoroughness. He was more than happy for me to follow him around the house and to explain what he was looking at and why.

Overall I'd give Alan an A+ rating based on our experience. Happy for you to PM me if any specific questions.

Agree with the other responders that the realtor should be helping point out the cosmetic items.

We were very happy with Matt at First Step Home Inspections.
If I remember right, his inspection ran around 4 hours. He was very detailed and willing to answer questions.

I know personally many of the Inspectors noted and would say that for the most part they are "ok" but personally I would recommend Sacred Grooves on this forum. He has been doing this since the 1980's and his company, A1 House Inspectors, has probably performed more inspections than any other company in this state. There is NO substitute for experience, not only in terms of years but actual inspections performed! As a builder I can tell you there is a big difference in knowledge between an inspector that has performed 500 inspections and one that has performed 10,000!

Default A Kind word from Sacred Grooves

Wow! What a nice complement! Sorry that there has not been time to participate lately in CD construction related discussions.

We've been pretty busy responding to a great deal of requests to help folks who have an "unlawfully, unpermitted, illegally constructed" space. We've been getting calls from homeowners who wish to sell and prospective buyers who wish to buy, only to learn that a basement, attic, screened porch, or deck was constructed without any permits or inspections. Many more requests than in a usual year.

Some corrections and compliance issues are relatively straightforward and easy to correct. Others require some demolition to open areas for Building Inspectors to assess.

There must have been a new law, a lawsuit, or an increased focus from realtors to check square footages for accuracy and remodels for documentation.

I wonder if area realtors are driving this issue or have info to share? Perhaps our Realtor/frustrated contractor friend, Mike Jaquish, can shed some light on this issue?
