Honestly the good homes do not last... Ones on the market for a while are overpriced, back up to a road/ highway or has other issues. Be careful out there some dumpy stuff that people have bought which amazes me. get a good local agent who's been around a while I have seen too many churn and burn lately...

Sheesh. I'm getting the feeling I can't ask or say anything without getting jumped on by at least one or two posters. When did I say damaged goods? And it's common practice when househunting here to put in multiple verbal offers. Money isn't required to put an offer in on a home.

OP things are done differently here. Offers are in writing and binding. You do not walk in and toss out numbers to test the waters. In some areas as others have said homes are moving quickly with multiple offers and selling for above asking.

Thats all I'm trying to do here, to glean what I can and maybe socialize a bit in the process. I don't enjoy comments that make me feel like I'm stupid or in the wrong somehow. It's not a good impression and unnecessary.

'Round here, it is very difficult to get a material reply on a verbal offer.
The proper response is "Thanks for your interest. Get it to me in writing." Yes, the agent has to forward a verbal offer to a client, but an offer is not an offer without all terms and details, and very few people verbalize beyond the price.
The current sellers' market has put pressure on buyers to buy their way into contract with high due diligence fees.
It is part of the game right now.
That DD Fee is credited toward your purchase, but is a disincentive to capriciously entering into contract.

All in all, I find the forums helpful. And I know there are going to be people that come to places like this to debate, argue, nitpick, whatever. But I've been searching back threads and reading every day now for a few weeks and I think there's an undercurrent of disdain when outsiders post, or ask about where they should live. Which I can understand may be aggravating because it seems new people do that a lot, create their own vague post, get replies, and never come back. I'm not that person.
Or, you could be right, and I need to take posts like wheelsup's where he added nothing to the conversation other than incredulity at my comments, ignore them and move on. Good practice to help where I can, take what I can, and ignore the rest.
Also, be prepared as a buyer in this area to pay all closing costs. If you don't write it into your offer the seller will go with another offer that has. If it's a desirable property it's only going to be on the market for a few days and there will most likely be multiple offers. You have to come prepared and be aggressive.
