if you're not selling when that happens, you shouldn't be concerned
That is the hope

We lost multiple homes at 10 and 15 over (they ended up selling for anywhere between 15-20 over) asking in the 350-450K price range this summer, so well getting close to that 7-10% over asking figure

Thanks for the clarification. My DH is a musician and works in the home remodeling business. Let's just say I wish he had been in that band just for the work connections.
RedZin, that house on Crabtree Crossing was Rex Bost's personal house for a few years and it was quite nicely done inside. It was on Parade of Homes and I toured it. Has one of the nicest closets I've seen.
He used to be in the band Sidewider and had a concrete music room/safe room in the basement so he and his son(s)? Could jam without being heard. Obviously the pool appeals much more to a musician than the average $2+ million home buyer I guess.
No idea why he sold it, but by memory it was during the heart of the downturn so that might have had something to do with it.
A few weeks ago I was driving by one morning and saw some 20 ish year olds posing out in front of it having their pictures taken.
Yeah. I knew that part. Hehehe. I'm a local. 😉
I guess he bailed during the downturn, yeah. I do know the current owners snapped it up immediately. Perhaps they hope someone else with a large wad of cash will ultimately do the same.
It is a nice house. I wish it had more trees on the lot.

Gosh I never realized Sidewinder ever made it that big. I could see the guys from C.O.C having that kind of bank but...maybe he did producing and studio work. Must be nice.
I like this game, we play it on the reality forum but I enjoy looking at local properties more. If I was a seller I would post my house on here for the comments and advice. Excellent gauge of how marketable your home really is.
I'm pretty sure the guys from COC have done well as local musicians go, but none of them are showy. Well, maybe Pepper is...I dunno what his house is like, but he also did okay with Down.
Like Sheriff, I'm thinking the cash was from building houses.

Hey, neat! Does he play in one band or does he do studio work?
You can make major connections as a studio musician.

House in my hood finally got an offer after 64 days on the market and a 4.2% drop in asking price. Only some parts of Cary move quickly it seems. In older sections it appears to take longer and my observation is prices have not gone up that much in some older neighborhoods over a period of 5 years. A little, yes, but not nearly the rate of climb as those in newer areas like 27519, for instance.
