So I sold my house today and I'm planning on coming to the area after the holidays to come buy a house (hopefully new construction). So this is my question - I really really want to move to Chapel Hill and be close to Franklin Street and everything the city has to offer. My budget for a house is $440,000 - hopefully around 3200 - 3400 sq ft. Can anyone recommend any places in Chapel Hill that would fit this? Thanks in advance!
Congratulations on selling your home! Wow, that was fast! That should give some other New Jersians ( New Jerseyites?) hope for selling theirs, too. I'm not a Realtor nor do I play one on the Internet but I'm sure that one will jump in here to help you.

Hi Cassie - I know, it was quick. 2 weeks today. I was thinking that I'd have to take it off of the market and put it back up in the spring, but we got REALLY lucky. Where do you live now? That croissant idea sounds so good right now - I'm starving!!

Well good for you! Truly! Two weeks. That's great!
A Southern Season will even slightly warm the brie or the croissant, whichever you prefer, so that it just kinda spreads like butter, but not quite as soft as warm butter on the croissant. My description is falling waaaay short of how good it is.
Okay, gotta finish my marathon Thanksgiving shopping list for the marathon Thanksgiving cooking. That shouldn't make me hungry at all.

For new construction in chapel hill with the square footage you are looking for you will need to start in the low 600's (that includes carrboro). The new construction homes in the 400's are closer to 2200 square feet. Not many "new homes" in chapel hill, and not many homes larger than 2600 square feet in the 440 price range.
You can find homes in chapel hill for that price but hardly any will be 'new construction" unless you're willing to consider townhomes and/or condos.
But limiting yourself to new homes is not a good idea anyways...especially in Chapel Hill/Carrboro where they've never really had a housing boom anywhere near as big as Raleigh or Cary. They tend to favor stable smart growth with slower increases in housing. Open yourself to existing homes...I'm sure you'll find tons there that are really really nice.
Thanks Raleighbob - I'll definitely take that into consideration. I'm just so overwhelmed. I change my mind everyday with what area of the triangle I want to live in. I just want to make sure that I'm doing everything right and perfect. It's kind of hard when you don't know the area too well, ya know?

we live in Carrboro, which shares some zipcodes with Chapel Hill. It really is a lovely place.
Chapel Hill schools are great-take a look at a websites which rates school systems in NC.
Chapel Hill is a college town, Franklin Street is the main street with the UNC campus on one side and shops and many places to eat on the other. It can get busy with activity during the school year. It will be difficult to find new construction in your price range, raleighbob is right in saying you should look at existing homes too. Areas like Fair Oaks,Wexford, Homestead, Lake Hogan Farms are nice to name a few.
Chapel Hill/Carrboro has great culture-music, art festivals, the Farmers Market in Carrboro is renowned. Many artisans make their home here. Weaver Street Market, Carr Mill Mall, University Mall are in town.
