Realtors can both help people buy homes and sell homes. Some people may refer to an agent as their "buyer's agent" because the agent is helping them to buy a home. There are some agents that are exclusive buyer's agent, and they only work with buyer's and do not list houses for sale.

did I confuse you more???

All Realtors are licensed agents. Not all agents are Realtors.

A buyers agent is a real estate agent- they are just specifically assisting and working for the buyer (a good thing, imo)

The agent representing the seller is doing just that- representing the seller- and has the sellers interests firsts.

Any agent can be a buyers (or seller) agent, some 'specialize because thats what they like best, or are best at. I would avoid a 'dual agent' situation- I want someone looking out for ME.

It's also important to know that if you are buying a new home from a builder with an onsite representative, they represent only the builder. Bring your buyer's agent, or even if you don't have one, tell them you have one right from the beginning, or you may not be able to have any representation at all.

Dual Agency can also mean that it is a trasaction where both agents are affiliated with the same company. Could even be a different office. There is something called Designated Dual Agency where there is an agent representing just the Seller and an agent representing just the Buyer. There is a way to have your agent looking out for you in a case like that. I hope that makes sense.

I knew you would have the correct answer Mike.....and to add to that, Realtors have an ADDITIONAL code of ethics to adhere to.....just my two cents!!
