I'm a fan of HOA's but I've never wanted to do anything that was out of the ordinary. I don't put cars on my grass or park boats in my driveway or want to paint my house pink!
I've most likely mentioned this before...I had a listing in WF years ago (buyer's market). Cute small ranch. Kitchen window looked out to neighbor's driveway and portion of his front yard. Neighbor liked working on cars and had multiple junky cars in front yard, on blocks.
Every showing I got, agent's feedback remarked about those junky cars and how buyers didn't like seeing them.
We dropped price a few times but never got an offer.
My seller rented home for a few years and then decided to downsize and moved in the home.
In today's market (seller's market), that house would sell in l/2 a minute!!!
Other homes in the neighborhood look great! But in that buyer's market, buyers can be picky and without an HOA in that neighborhood, you can't control what your crazy neighbor will do!
I showed a house several years ago. Cute house.
Neighbors' side yard chain link fence went up to within about 10' of the porch.
Two pitbulls chained up, and they fit all the negative connotations of "pit bull."
One was chained to the dog house, which had a beer keg on top of it. He was dragging the dog house around. I don't have a clue why the keg didn't fall off.
Both dogs barking their heads off, and Keg House Dog dragged the thing over closer to the fence.
Cute house. I felt terrible for the sellers. We were there for about 90 seconds.
No HOA.

Unfortunately, that was secondary at the moment. We had little faith in the fence and restraints.
But, those are truly low people to treat dogs like that. Truly low.

Totally understand! It definitely would be a hard sell. You would always be worrying about your safety while at the same time being sick to your stomach having to see those dogs live that way!
