Found your house in MLS pretty easily from context clues you've posted here. Checks a lot of boxes for a lot of the "forever home" shoppers who don't want to shell out $200k more to get brand new for that location and you have really great pictures! No surprise the amount of showings you've had scheduled and yes you should expect quite a few offers as well.
Expect lots of letters of "zomg my kids need to grow up here".
And yes the supply vs demand in the Triangle SFH market right now is jarring.

Well, say you have 3 couples who make their offers. All three are ready to pay 15-20K over the asking price. All three have strong credit scores, etc. Which one will you choose? That's why they write letters.

off topic, but LOL this reminds me of when we sold our home in north Florida to move to the Triangle, and the couple that bought our house down there MURDERED "my" valencia orange tree. Pruned it down to nothing and it did die. Almost like they didn't know what they had. The oranges off that thing were yummy and the blossoms smelled awesome, of course. Like magnolia blossoms on crack.

No.... you're not a monster at all. IMO the letters are over done and blur some lines with Fair Housing (and in some cases...go so far over the line...that the line is a dot to them)
Hey TarHeelNick, are there any recent stats you can share on here about how big the discrepancy is right now? I've heard a few things anecdotally, but it would help put things in perspective for those of us outside the real estate industry to know exactly where things stand.

My perspective and explanation would definitely be more along the anecdotal "from the field" observations/experiences I've had the past few weeks. A significant amount of buyers coming out of the woodwork recently who got their pre-approvals with sub-3% interest rates and are sick of renting and/or being in tight quarters for the past few months. Close friends, past-client referrals, a former coworker, a buyer who inquired on a listing of mine after it had already gone under contract......all chomping at the bit to get into a house.
