If a transaction goes smoothly, a buyer's agent may have an easier job but if there are ANY issues, having someone on your side that knows this area and what is "customary" and what is not, is invaluable.

Talk to a few agents. Ask questions. Ask each agent why you really need them. Choose someone you feel that you can trust and who has your best interests at heart. What you save in time, expense and stress will later amaze you!

Default Agent buyers

As an agent that got into this business because of a "bad deal" with a builder I can highly advise you use an agent! They will look out for your best interest and guide you through the process of using the "builders lender" which is not necessarily a bad thing, most of the lenders I have worked with in these new home sales are qualified and a lot of them are "hungry" for the business right now, so let them give your their best deal and ALWAYS check other sources for th best rate and terms to suit you.

We all know it has turned into a buyers market here,

You have posted a very good question.

First I would like to mention that I am both a Real Estate Agent Moderator cut: no advertising please .

In North Carolina it is the law for All Agents to represent the seller and to bring all information you can learn about the buyer back to the seller. Wow - sounds wrong doesn't it. As a seller you would probaby appreciate the information and that is the reason for the Buyer's Agency Agreement to protect the buyer the same way an attorney represents their client.

Having said this, many times there are much better deals offered on the MLS in order to bring buyers to their construction site and I can assure you, the onsite agents will never let you in additional incentives. There are reasons for this and one can guess at the reasons.

Also, the builder pays the agent at closing and there is no cost to you, but hopefully there was a gain (benefit) to you when all is said and done. b the way, you are never under any obligatin to use their lender for the incentives and you can shop around for the mortgage program to suit your needs. Any Real Estate Agent can assist you with this - but it is best to interview an agent first because some will and some will not.
