We are looking at possibly buying an older home in Cary and, if we do, would like to add a detached garage on the property. Does anyone know the setback rules? Is it fifteen feet from the property line or from the neighboring home?

Any setback rules I've seen have always been to the property line. It may also depend on the zoning and any HOA rules in effect.

Definitely check with your property covenants first - my HOA architectural standards don't address set backs, but the covenants do.

Here's an example:

Unless prior architectural approval is obtained pursuant to Article XII hereof, no dwelling shall be erected on any lot nearer to the front lot line than 25 feet, nor nearer to the side line than 5 feet provided that the aggregate of the side yards is not less than 15 feet and the distance between dwellings is not less than 15 feet; provided, however, that on corner lots the dwelling may face either street and may be located not nearer than 20 feet to one street if the same is at least 25 feet from the other street.

I believe it's 10 feet (Town of Cary). We looked into this a while back too.

You'll have Town of Cary setbacks and the HOA setbacks for the neighborhood.

Once you pull a permit, the town will make sure you do it their way!!!

Depends on the neighborhood. 10-20' is typical. You can call the planning department, give them your address, and they will be able to find out the setbacks for your property. A survey should also show it if you have seen one recently. They sometimes write them out.

Get a good builder, and make sure there are no covenants for facing the garage door to the side vs. the front. This could hamper your plans.

18' wide door is recommended and definately get a 3'-0" man door. If the home is on septic, then your upstairs for the garage (if you choose to have one) may be limited as far as toilets. Probably on city sewer and will be OK.
