Here is an unbranded video tour of a property I'm listing soon. ‪VTS 01 1‬‏ - YouTube It will have the correct header and description on it soon.
The owner of the property put this together, but he opened my eyes as to what is (easily) doable on a Mac. I'm definitely going to be buying an iMac shortly so I can do this for all of my listings.
I was blown away by the video and when the owner told me how much he wanted for the property, I told him he was too low by half.
It is waaaaay too long. Needs to be under 2 minutes, 3 mins max, IMO. I'd edit it. No one will watch the entire thing. I didn't. I got bored after a minute, honestly.
I have a Mac and iMovie, which is probably what they used, is awesome. You can do lots of really cool things in there and voiceover is pretty easy.
To be honest, I got bored after about a minute and decided to see what comments you received. I have to agree with Silverfall. Ans, no offense to the narrator but there is no emotion in there--it's so bland it is robotic.

I'm with you on the length, but if you had a client interested do you think that they would want to watch the entire thing? There are so many bells and whistles in this home, it would be difficult to condense it and still do it justice.

So you give the 60 Second Trailer and offer the Full Feature Presentation too.
Yeah, wow, boring... I didn't get past the front door. You can condense it by making each picture a second long and not 3-5 seconds long. There's no need to be focused on each picture for such a long time. If someone is interested, they'll pause it.
And better yet, cut the narrative, and just do a slideshow of quick pics.
I was done by the 45 second mark and didn't watch all the way through but it was good. I agree with the ones saying to shorten it. Speed up the slide show and keep the commentary moving.
I did watch the whole thing and watched the clock the entire time. If someone is interested in it, perhaps send the video to anyone that inquires about the property. Maybe put it on your website or even create a website for the property, itself. But for other websites (trulia, sawbuck, etc), 2 minutes, max.

Thanks all for the very valuable feedback. Owner used to be a movie cinematographer in LA. Obviously he never made a commercial. I'll see if I can get him to leave 7 or 8 minutes on the cutting room floor.
It all depends....on the purpose of the video, impressing the owners or getting the property sold.
I am another who thinks this is way too long and reveals too much, too soon. Think you want something that compels a QUALIFIED viewer to make an appointment, chop-chop.
I remain a fan of take away splashy color brochures that include floor plans so that higher end home shoppers leave with something of value.
