if the house looks right, and is in a good area (seems to be based upon all the nearby sales), and is presented well (do double-check the listing info for accuracy as noted earlier), then ....

there's a 99% chance that it's deemed overpriced by the buyer pool.

This here. Have your agent really look it over. We have all come across listings that just have something inputted wrong. Is the area, grid, subdivision, category, lot type, features etc. correct. It can make the difference as far as coming up in the searches it is meant to.

Considering that everyone has access to the internet and clients can find what an agent tries to avoid it would be foolish for an agent to do what you are suggesting.

There is a listing here that has been on the market forever. It is listed as a 6 bedroom house in 1700 square feet. It is really a 3 bedroom house. Sometimes typos can harm marketing efforts. Make sure there isn't something like that going on.

Not many people want a bedroom that would only fit half a bed, I guess! lol!
