How many months ago did you start this thread and you are just now making a lowball offer - how bored must YOU be?
I bet you are the type who would add on all sorts of ticky tack inspection items after an accepted offer and end up wasting time for all involved.

No, I don't disagree with most of the advice. I disagree with the people who say that the house will sell for more than it's worth.

You don't want honest feedback, you continue to ignore everyone's advice to just make your best offer and if it doesn't work move on. That's what an adult who cares about wasting other's time does anyway.

If this thread annoys you so much, why are you reading it and responding to it? Some people are much more analytical than others. Some make quick decisions while others take time. No need to pick at the OP.

you had a conversation with your agent, but didn't ask them any of the questions I had/suggested.

So go get an appraiser - a currently-licensed one - to measure the house AND give you a market value appraisal. Get them to agree to sell it for appraised value ... before you hire the appraiser. Then you and them and everybody will find out once and for all what the size and value really are.

who would use the listing agent for a home of the value we're talking about?

are weepholes a code requirement? If yes, who didn't call her out for that already (they would have shown up in 2 prior inspections and certainly had to be disclosed by her as material fact)

and frankly, to claim you're not emotionally attached? Come on.

That would require the op spend money on this, and in my opinion she's not a serious buyer.
