Hmm... I don't recall saying "nobody panic nobody panic". Sorry I'm not willing to blindly follow the crowd that believes everything investment gurus say. I'm in this business every day. I see people coming into my office and I see myself writing 2-3 contract a month. I see my friends at other companies writing 2, 3, 4 contract a month.

Housing is no where near where it was 6 years ago when I first got into the industry. Is it going to drop 20% more? Not in my opinion. But hey...you know what they say about opinions.....

Wow, since 2005. You must've really been through your share of ups and downs.

What a FOOL I would be to disregard your 6 years of experience.

yeah, it's crystal ball stuff... 1 in 5 people can't find work, record numbers on food stamps / entitlements, wages stagnant for those who do work, skyrocketing energy / food costs. NO ONE could possibly know what will happen!

I mean it's not like people go to supermarkets and gas stations... This Schilling guy is crashing the housing market!

You know what forget it. I'm not getting into a flame war with the two of you. Say what you want about my experience or my opinion. I'm just not ready to jump on the bandwagon.

And what drives demand?... Yes, I do understand basic economics. But there's more to it than that...

haha - The typical knee jerk reaction when one can't admit that it's basic logic that prices will come down.

I didn't put any numbers out there... I didn't even agree with this author. I'm just pointing out that housing values are not some big mystery that nobody can unravel.

Housing prices will turn on whether the “recovery” is real, and in turn how the stock market reacts.

Is the recent growth we have experienced a function of extraordinary efforts by the FED or is it sustainable? I continue to be worried that the country will experience an on-again, off-again kind of growth. Not dissimilar from Japan.
