It's just not that hard to call and leave messages or let an owner know I'm showing. Plus, if the owner tries to beg off, saying it's not a good time, or trying to have me come 2 hours later, I can deal with that myself right then. "That's when we're going to be in your area looking. Do you want me to scratch yours off the list or show it?"

I think they do ok in Houston though. Austin is just weird I guess.

We don't have it out here, but if we did I wouldn't use it anyway. All my occupied listings are appointment only and get scheduled through me. It helps to protect my sellers from crazy agents that call with 15 minutes notice.

You can have through CSS showing restrictions like 2 hour notice, no showings between 2-4 and even days blocked if needed. They are very flexible.

Once agents get used to CSS you will get fewer showings if you don't subscribe. It is just such an easier process they may skip your listings. Actually most clients love the consistency, the communication and technology. They do a better job than most front desk offices.

I agree. I LOVE CSS. I'm always surprised when I am called to schedule a showing because I have CSS set up on all of my listings and instead of calling an agent can simply click the link and make the appointment online (it needs to be confirmed, but I can generally do that in less than 10 minutes). Whenever I have to call the listing office or agent it takes hours to days to confirm an appointment.

That's good to know. Working around nap and dinner times for families is really important to my clients.
