Hi All,

I put my home on the market last January for about a price that I thought was synonymous with the neighborhood...boy was I wrong. Its not the best neighborhood, but its not the worst neighborhood either....Well here I am a year later and still no sale.....I know, I know, the story of everyone out there selling. I just dropped the price about $10,000 praying it will sell...*huge sigh*. Maybe I not being patient enough, as I want to relocate to another state....I was careful enough not to over improve the house, as this house was my first. But I made the basics, such as new roof, new heating/AC system; Exterior freshly painted, upgraded light fixtures thoughtout the house, new carpet in bedrooms(House came with hardwoods), upgraded appliances (although not stainless steel). I preferred white. REally don't want to spend this whole year again waiting to sell like I did last year. Just wondering if there anything else I should be doing or my realtor? My realtor assures me it will sell as it only takes 1 buyer...Just wish it would sell.

How does this new number compare to the prices being paid for the other houses
nearby that have sold in the last six months?

How many shorts and foreclosures are nearby? That's you real competition.
But until that deadwood is cleared...
Unfortunately, I think 2-3 foreclosures are in my neighborhood.ARGH!!!!!!! Also the new price for the home compares to what a house that was similar to mine sold for last year.

1) You should know EXACTLY how many, which ones, how long, and 10 other details about
all of your competition; both what hasn't sold yet and what has.
2) 2-3 distress sale properties in an area is almost within the normal range.
That could be a good sign. But you still should know how many there were last year too.

Ask your agent for that data...
then open Trulia and do some homework to check them.

Default Despondent....And Just Plain Venting.....

If you are just venting, then I understand.
It took us 26 open houses, 63 showings and multiple price drops over 7 months to sell our former house.

A price drop and/or a change of realtor may help. We had our old house on the market for one year with one realtor with no results. Took it off the market for 4 months in the winter, bit the bullet and lowered price even more, listed with a different realtor, and sold it in seven weeks.

It's true it only takes one buyer, but you have to do all you can to get the most potential buyers into your house first.

Kinda hard to say much since you don't say what market. How about the state?

Generally lots of things you could do. Have you had at least one offer? If not, dump the Realtor, anyone can do as well and no offers but probably better.

Get an appraisal, doesn't cost all that much and gives you some very good info not to mention a real good backup to your asking price.

Print ads are nearly worthless these days. Some will say they bring business, yeah, ok. You can place ads all over the place for zip. You don't need a sign in front of your house but you do need one on your car. The car you park close to other "Open House" showings so that everyone visiting those houses sees your sign. Cheesy and taking advantage of the efforts of others? You betcha and the more the better. Works better with two cars, cover more territory. Keep the signs tasteful but on message.

Craigslist is your friend. It is the friend of ReMax so why not you too? They are all there, Coldwell - you name it. Mistake not to use it.

Take that car to the mall, park it for a while. Same thing.

Basically, you are doing all the things a REA won't do because they work according to a very strict routine that doesn't allow for alternate marketing efforts. You might hear that such things don't work then how would they know since it is unlikely any of them tried.

Network your friends. Friends have friends. Some of them need or want a new home.

Over 20% of buyers do not use a REA or Realtor. That means REAs don't have access to 20% of the people buying a house. Those are people that can and will buy your house. You have a 6% advantage over someone using a REA, use it. You can always go back to a REA.

Ditto. Hardwood flooring a real bonus. Covering it up is easy.
