My wife and I lived in a 1100 sq ft 3/2 in Florida and it was perfectly fine for the 2 of us. Now, if we had kid(s), no way would we have wanted to do this.
Just looking at the layout, it looks pretty well laid out for such a small footprint. No wasted space at all from what I can tell. Thinking of it this way, the only difference between that house and something in the 1300sft range would be one with a dining room. Who needs a dinning room? So, unless you find a house with more closet space or more bedroom/living space, I'm not sure you could do better simply with more square feet.
That listing is a great example of how they can manipulate the images based on perspective. Just compare these two. The first one makes the kitchen look pretty spacious but the second one shows just how small it really is and it will be even tighter in there once you have a fridge.
It's a nice house and I think could work for a couple but I don't see it for a family of 4.
I am looking for a townhouse, I found one I like but is 1123 sq ft too small? This is a single story house. I was looking for something between 1300 to 1500 sq ft single or two story townhouse. We have three people, and eventually may have another baby.
It really depends how it is laid out. If you have decent living area space and small bedrooms I think it could be comfortable to live in.
Edit after clicking link and viewing pictures, this seems like a very nice little house. It seems to have a pretty open floorplan. I'm willing to bet the rooms are smallish (based on camera angling to make them appear larger). I'd live in this house.
I live in a 960 sq. foot house with another adult and my two sons who are now teens. They grew up here. Each adult has a bedroom and the boys shared. We hang out, play, watch TV whatever in the living room. The only thing we really lack is a set "eat-in" room.
I grew up in a much larger house with 3 sister and 2 parents. There were rooms or parts of rooms we rarely used. I'm not sure what people need all the space for.

Different people have different perspectives---even the second picture doesn't look "small" to me and sometimes I wonder if people have actually seen small kitchens! It actually has a decent amount of space, IMO. And many people here are shocked at the prices but I live in a city so this is---almost affordable? Ha.
If the OP is someone who has a lot of stuff (not sure if this place has a basement?), then I don't think the house will work. But if he is used to small spaces, then I don't see the problem. There were six of us in a house that was less than 800 square feet with no basement or attic so things can work when they must.
Our starter house was 1310sf and it wasn't big enough for all our things with 2 kids, plus it only had 1 bath. At 1123sf it's stretching it but I think it's do-able if you must, because it has 2 baths. You will have to get rid of non-essentials and keep the toys to a minimum though. I imagine there's only 1 living area and the rest are beds/baths.
