I recall reading that a 2-story home needs to be at least 200 sq. ft. larger than a single story to accommodate the staircase.

The stair case factors into square footage? I don't think that is the case.

I found a great little starter home for you. It looks just like the Spelling Mansion in Beverly Hills. But wait, the look alike mansion has least 20+ bedrooms and they are all en suite. Which means no waiting for grandma to take her shower. Bathrooms for all. Pool house and a pool, too. Less than 15mil!

No, back to reality. Lewis 24, a royal, finds most shopping malls cramped, same with air craft hangers and relentlessly refers to Buckingham Palace, "that little cottage in the city." You know your budget. If you like this place, then you should take second look. It would great for a family of 4.

All too common boomer parent mistake. What personal space does a 17 year old need? Extra closet space for her boyfriend? Make their "space" too comfortable and they'll never leave! Sixty sf per child gets them a twin bed and desk space.

My wife grew up in a house that was one story and about 1000 square feet. Family of 4. Wants and needs are two different things. You just have to decide if it'll work for you based on your lifestyle, but it certainly should if you really want it to

60 square feet is tiny.

Previously builders pay for this but now they put this onto the buyers. Almost all new houses in Irvine have this tax.

That depends on how the square footage is measured, and who's doing the measuring. The methods vary so widely.

Kitchen and private bath.
At 18 you can just tow them down to the police station and park it.

I think by code it's closer to 80 s.f. required for a bedroom but I'm all for not overly spoiling the kids. It seems like there is a whole generation of kids now who have never had to share a bathroom much less a bedroom (God forbid ) in upper income America as they go off to school, which can't be good as far as building a little fortitude in one's life.

Now as somebody without kids I would always prefer less, but nicer and decent sized bedrooms in a layout.

And it's true that stairways take up space but it is all part of circulation space which varies wildly depending on the layout in each house.
