My sister has a similar size house but it's only two bedrooms. I find it cramped and she lives alone, I'm not sure how she's managed to live there for almost 15 years, even living by myself also I find that I need more room for my dogs.
I found a great little starter home for you. It looks just like the Spelling Mansion in Beverly Hills. But wait, the look alike mansion has least 20+ bedrooms and they are all en suite. Which means no waiting for grandma to take her shower. Bathrooms for all. Pool house and a pool, too. Less than 15mil!
No, back to reality. Lewis 24, a royal, finds most shopping malls cramped, same with air craft hangers and relentlessly refers to Buckingham Palace, "that little cottage in the city." You know your budget. If you like this place, then you should take second look. It would great for a family of 4.
Also remember those babies will grow up and require more personal space; so plan for that. if not moving upward is not planned.

An additional tax attached to the new homes for approximately 30 years to pay for schools, roads, sewage system, ..etc... Is is normally $2000 to $6000 a year and it is to pay off the bonds. Previously builders pay for this but now they put this onto the buyers. Almost all new houses in Irvine have this tax.

I think by code it's closer to 80 s.f. required for a bedroom but I'm all for not overly spoiling the kids. It seems like there is a whole generation of kids now who have never had to share a bathroom much less a bedroom (God forbid ) in upper income America as they go off to school, which can't be good as far as building a little fortitude in one's life.
Now as somebody without kids I would always prefer less, but nicer and decent sized bedrooms in a layout.
And it's true that stairways take up space but it is all part of circulation space which varies wildly depending on the layout in each house.
