Answering the next batch:

Yes tried ebay -- that was $100 down the drain.

Runway might be a good idea.

Our county regs specify aerobic septic. The island is big enough to where it shouldn't be a problem.

I'm not sure about the Corps of Engineers-- the larger island just 50 years north seems to be going into development. It might be a good question.

There are no cool places in Texas during the summer. Ft Davis in the mountains is not too bad. The ocean breezes do moderate somewhat and sometimes I notice Rockport may be 7 degrees cooler than Austin and the waterfront a bit cooler than that, but its still hot to me.

Contact the owner(s) of THAT island, and offer them a deal on YOUR island. The "guy next door" should always be asked first.

There would be substantial stairs to climb, but a house supported by heavily reinforced concrete pilings should be able to ride out a hurricane. Of course there might not be an island there after the storm passed, but if the pilings went to bedrock the house should be OK.

Yes building up cuts the insurance -- my house on the coast 52 ft back from the ocean is about $1100 a year in insurance.

The owners of the next island have their hands full. Their broker once told me that I was selling mine too cheap .. who knows?

Seriously . Market it internationally. Find a real estate co that does international marketing. There is a guy building a 100 MILLION dollar house in Dana Point CA. Those are the people you need to market too.

Umm I was the lawyer representing myself. Both sides signed and filed a Settlement Agreement and they deeded over land to me. In Texas there is at most 30 days to file a Motion for a New Trial. That period has passed. Its a long and interesting story - I put the person on the other side in prison twice during the 9 year period. He may be an honest guy now. There was a 3rd person in part of the case. At the last settlement conference their attorney said "We have spent $360,000 on this so far" I said "Yes I hear you, I've spent over $900 myself" I think they got the point.



As for that broker -- I told him to bring offers -he is not my broker but I think he's pretty retired.
