You proved my point! You and Brandon, the realtor. Of course you are going to say that! We have a realtor, property manager, and loan officer in our extended family. They all have concerns and tell us real estate is going up too fast and loans are getting creative again. It bothers THEM, even though they make a living off of real estate. They don't lie like you two do.

What you are not comprehending is the OP was not offered a no doc loan or subprime loan, but a very high tech 3rd party verification loan (and very scary big brother income verified loan along with big brother accessing banking info too). My earlier post explained how this was being done. It appears this slick advertising (a la Rocket) is working very well.
Minimal, or low-doc, loans has been synonymous with employment verification and 2 bank statements. The 2 bank statement loans have been around for awhile during this cycle. Remember also that a number of events have been dropped from credit scoring so more people no longer count as subprime credit.

I have good credit and a large down payment but I'd prefer to keep my money liquid. I'm still waiting on someone to tell me where I can get one of these loans for an investment property with a low down payment and preferably little documentation. Thank you in advance for the help.
