There are many variables in it but if you dont have the experience then dont go for it it is not easy . You can buy a built one and do alterations.

I am getting a brand new custom built house that will be around 3,500 square feet with high end finishes throughout (hickory hardwoods, heavy molding, 3 sets of exterior french doors (all black) with transoms, black windows throughout, fiber cement siding, granite everywhere, all wood (includes sides and back) cabinets, tile in all baths, 14x35 screened porch that is poured concrete floor [not a deck], spray foam insulation, cedar columns and trim, etc) for $480,000 total (that includes all concrete and exterior/landscaping as well). I did pay $70,000 for the 1-acre lot, so all in, I am at $550,000 for 3,500 square feet, or around $157/square foot, which I consider a damn good deal.

Nice! Black in custom builds is the new gray. Buying your own land and getting your own builder is the way to go. I would never build in a PUD today.
