Thank god the process ended a while back for me.

What a miserable experience I hope to never do again.

To all buyers, and seller's good luck!

Offer, Counter Offer, Acceptance, Attorney Review, Under Contract, Inspections, 10% Deposit, Appraisal, Commitment Letter, Walk though, Closing Day, Closing Costs.

Ridiculous process that needs to be reformed badly. Hate it.

Welcome to the reality of buying and/or selling a house. I have done it twice myself and my mom has done it at least 5 times since the 1970's. Any time the government gets involved there are always more hoops to jump through.

Pay cash.
>No prequal/preapproval
>No Appraisal.
>No Commitment Letter
>Far fewer closing costs

Pay list price, at terms dictated by the sellers
>No counteroffers.

Have attorney draft a contract beforehand
>Skip Attorney Review

Waive inspections.
Waive any repairs.
Waive walkthrough.

Now we have reduced the burden to:
Offer/Acceptance/Contract.
Deposit.
Closing day with fewer costs.

Easy-peasy.

4th time doing it in the past 2 years.. its not that bad. I usually close in 30 days. About to close again on the 8th...

Lets see how selling my house goes... i know that will be much easier. Much more easier since im in Austin LOL

I am certainly not complaining about the process. The OP seems to be very confused and frustrated based on this quote

My biggest beef is the mortgage process where one is made to feel like a money launderer and overall crook.

I gotta agree with you on this one.

EFT the cash for a down payment? You get "Where'd you get the money for the down payment?" from escrow. I tell them to "Go jump in the lake, It's legit".

Same with employment now-a-days. First thing employers ask, "Can you pass a drug test?"

We're in a sad world today, folks.

I have bought and sold homes and land over the last 40 years (not as many as some here) and I have to say the process has gotten much easier when dealing with competent parties.

What I do have difficulties with now are, pre-qualifying, having to determine what to offer over listing price (everything here sells for over asking) and realtors here requesting 5% of the asking price as earnest money.
