If someone is asking to buy my house I assume that they have enough information to make an offer.
Otherwise why would they be wasting my time? The investors are first name only or it's the "assistant" who is working for a "private" investor and refuses to name them.

Seriously though, if you got a note in the mail that asked if you would be interested in selling your house your first thought is "where's the offer?" Are you guessing that this person has been looking through your windows with binoculars and knows what the inside looks like? I just don't think your assumption has any grounds in reality.

I've received unsolicited written offers which only required my signature. Of course, the offer was for far below market value. The last one was for about 20% of the market value. I guess they must figure that someone will be desperate enough, and dumb enough, to sign such a contract.
So....
Do you mark up the offers to about 250% of market value and sign and return?

I'm getting phone calls and texts. I've corresponded with at least five of them. They REFUSE to identify themselves beyond a first name, except an assistant who I spoke with who told me he worked for a "private investor." However, he refused to identify the "private investor" so I declined any further conversations.

I wouldn't deal with those people either. I don't trust any product that doesn't have the company's name on it and I don't trust any person who doesn't immediately tell me their name and the company they work for in a business call.
Point being . . . the inquiries I'm talking about are quite different than the inquiries I'm talking about. My inquiries if in writing are on letterhead and have my full name and contact information on them along with my website address. Most of the inquiries I'm making are in the town where I live and where my office is. So, the return address is a local one on written inquiries. Basically, there's no mystery about what I'm after or where I am or who I am.
Still, 95% of my inquiries are answered with "so what's the offer???"

I would agree to sell my Florida property in a heartbeat. It is in the same county as yours.
