Most newer homes (and all condos) in LV have CCR's and are part of HOA's. The HOA's range from restrictive to lax. The smart ones are restrictive and stay on top of things, the lax ones are turning into new slums.
The only areas (more or less) where you can find properties that don't have HOA's are in the older core around Maryland Pkwy to maybe Rainbow Blvd and parts of North LV.
We are currently renting a home here in Vegas. Definitely do your homework - we rushed and found out too late that we are overpaying for our home. If you haven't already, it wouldn't hurt to have someone help you sift through what's out there. I have a contact if you need.
