Yeah. Thats YOUR lease. You do have a lease. As soon as he accepted money and you moved in your lease became valid. It's basically 30 day lease and follow state rules. The only way you are going to benefit, here, is to move.

He is a liar, has weird rules that affect your quality of living, and allows dubious persons to inhabit the dwelling.

Move.

Come home today and find a stranger on the front porch. He is living in the garage. I am pretty sure you need a permit to rent the garage.

So five people sharing one bathroom. Two don't have cars. His girlfriend who owns the house told me his Green Card expired and he does not pay taxes. She goes back and forth on kicking him out.

Moving is the best option. This is absurd.

Put in your 30 day notice and move elsewhere. About the 4 loads of laundry. Just secretly do more loads when he isn't home. Don't draw attention to it. Spread the days out so nobody notices. Legally he had to give you 30 days notice for new rules about laundry, so you wouldn't be breaking any rules by the extra loads until 30 days after he gave the notice. But rather than argue with him about laundry, just stay discrete about it. Especially if you are going to use him for a rental reference.

Do not go to the neighbors about felons living in the home. They don't have any jurisdiction over your landlord's actions anyway. You'll just make yourself look like a troublemaker. Stay out of the fray and move.

Pay your rent for the 30 day period after you give notice to move out.

Even though the landlord is a jerk, you should stick to your end of the bargain. Don't stoop low just because landlord is a jerk. Take pride in your own actions.

Well I called the city...

1) Renting a garage to a tenant without obtaining a permit to make the garage safe for someone to live there is ILLEGAL.
2) Renting rooms by the week without a permit...ILLEGAL. He needs to file as a boarding home and pay taxes on the rooms he rents.
3) Junk in the driveway including several washer and dryer machines. Code violation.

I could take this guy down in 30 minutes and potentially have him arrested and deported. The government is not happy when taxes that should be getting paid are not.

Still mulling over my options. When I first moved in, I was one of three tenants. The other two had no criminal backgrounds and were very easy to live with.

This guy wants to get greedy and disrupt my life, game on.

All you have to do is move to rid yourself of this issue. Why are you snitching on him when moving will solve your problems? You only need to give a 30 day notice.


If you snitch, you should realize that some unethical people know thugs, and they might attempt to retaliate against you. Why add to your stress about having to watch your back for a long time when all you need to do is move?

He is a tenant, just like you. You can turn in the actual owner for code violations and not paying taxes, but not the tenant.
