Typical lease: Rent due on the 1st and considered late if not paid by the 4th, at which time a late fee appies. On the 3rd, Landlord sends reminder that rent hasn't been paid.

Is sending a warning a good idea or pestering?

It’s a good idea because no one likes late fees. But most tenants should realize when the rent is due. And it's not really a LL's responsibility to remind their tenants..

LL is just trying to let you know that you're getting close and can be charged a late fee. If you were late you would be mad cause he charged you late fee

I am the Landlord. I have a tenant I've reminded a couple of times now and wondering if I should continue this practice. This would be the 3rd time if I do it again. Starting to think it might be unprofessional to send warnings.

I see no reason whatsoever for a LL to remind a tenant when rent is due, have never done it and have never seen it done. If the rent isn't postmarked or hand delivered or deposited before the late fee kicks in then you simply charge the late fee. That's why it's written into the lease.

No and hell no. A courtesy reminder the first month should suffice. After that you are treating your tenants like children.

As a long-time renter, I would consider it a courtesy, and appreciate the reminder. Stuff happens, and usually people don't need repeated reminders, but there are always a few. I think the courtesy reminder is a nicer way to do business. But maybe that's just me.

Before the hardarses accuse me of being a slacker, I was only late on my rent twice in twenty years. Once was an oversight, second time I was in bed with the flu. Fees were waived in both cases, because we were good tenants.

No No why give away money. I charge 10% that fixes the problem most of the time. I have 3-4 tenants that are late about every other month they will call and tell me we will have the rent and late fee on ??. I make an extra 300 to 400 dollars a month extra.

You are a nice LL but maybe if they get a penalty they will start paying on time.
I really don't know how people forget but lets say it happened one time then in the future you would be more aware. People should place a post it note or something to remind them or on their phone.

It's not a good idea and it's not pestering...every tenant knows when their rent is due. Why would you need to remind them? If they don't want to avoid late fees, they pay their rent on time.
