It's good enough for you. When you own a nice apartment building, you can screen your applicants by doing nothing but a credit report and a criminal background check. You will be happy and your tenants will be happy.
Then you can come here and complain about your tenants that sneak in pets, sneak in extra people, smoke inside the building, park their cars on the grass, play their music too loud, and/or sell drugs. None of those things are addressed by the credit report or the criminal background check. Nor does the credit check say anything about tenants who refuse to allow you to come in and do repairs, all the while they are filing complaints with the housing authority that you won't fix anything.
The criminal background will only list recent convictions for felonies, no plea bargained charges, no misdemeanors, no disturbing the peace, no repeated traffic violations, and no violent or destructive activity where the police could not gather enough evidence to convict.
So you manage your units the way you want to manage your units and I will continue to manage my rentals the way I want to manage my rentals. I don't expect you to take any advice from me and I sure as shootin' am not going to take any advice on how to manage rentals from you. So we can both be happy with the results we get.
