Question about Armory District area (for rent, houses, income)

My wife and her good friend are planning on opening a massage therapy office and have been actively looking for a space to do so. They found a wonderful spot on Westminster St. in the heart of the Armory District. I did a quick Google Maps street view and the area looks wonderful - nice houses all around said space.

But I've also heard bad things about parts of the Armory District, despite the fact that it's trying to go through a sort of revival. Can any one clue me in as to whether this would be a good spot to open a business or not?

This street gets a good amount of traffic so you'd have good visibility.

That part of the West End has a lot artist/hipsters, low-income residents, some Brown/RISD students and some urban professionals who wanted to live in a historic area, but not pay East Side prices.

I know a woman who runs yoga classes from her house in the Armory so while caution should always be merited (this goes for better areas as well) I'd Imagine you would get competitive pricing for renting space and I don't see any problem with people traveling to get to there either as It's pretty easy area to drive to.
