I Wouldn't live in l.o.p. Because driving north and south on 49 is terrible for many reasons. I do not like el dorado hills because it is too uppity, although the there are perks to that obviously. Rancho m is a great investment since Folsom south of 50 will be developed and will eventually meet up. Down side is shopping would be done in elk grove, which has it's issues crimewise, or in Folsom, which is nicer but a bit far, and the terrain is scrubby oaks. If I wanted the look/elevation of grass valley I would focus on meadow vista, applegate, for easy commute down 80 to auburn or Roseville. Or I guess there might be something in Cameron park, shingle, or placerville for the 10 degrees cooler you get up the hill. Camino is beautiful with that cooler climate, and one of my favorites, but not gated community country and a bit isolated, but with easy commute. Anything with the climate you want is a bit higher elevation. I don't think you can meet all of your wish list, but if you can figure out what to give up would narrow it down.

Ps you are right about auburn being congested! Stay off of 49 north of 80 if this bothers you. It will drive you nuts. Bell rd between 80 and 49 is better, or anything Just off 80 or south of 80. S creek is cute, but amador county is definately more isolated. Try to stay off 50 or 80, maybe placerville. WHAT IS WITH ALL THE CALIFORNIA RESIDENTS NITPICKING THE WORD CALI, y'all make us look ridiculous, it is a reasonable abbreviation.

It's a NorCal thing. Southern California people use "Cali" and we don't--like putting "the" ahead of a highway number.

socal native: "How do I get to the 5?"
norcal native: "Drive to Los Angeles and look for an on-ramp."

Nah...it must be a sacramento thing. I've lived in california (calif, cali, CA...whatever ) all my life, southern, central & now central-northern, and the only time I've seen it noted as a "thing" is here.
