In my neighborhood, most of the local kids go to Rio, then I would say its split between the IB program at Mira Loma and El Camino.

Thanks, I will pass that along to him. He wants to be close to 80 because he will have to go to his office in Contra Costa County once a week. He likes the West Sac house because it's so close to the river. He doesn't want a big yard or a swimming pool just access to places where he can bike or walk.

I've been looking for awhile with a future relo to your area in mind. Seems like all of these areas have tradeoffs. If you want the character and elbow room of a Carmichael or Fair Oaks property, the tradeoff is that the neighborhoods are a little dated and rough around the edges...compared to Folsom where you simply get less for the money in terms of house but (for some) a more attractive safer-feeling vibe. To me it seems like you would know in your gut what you prioritize and while the input of others is valuable in a way, it is also not as we all have different tolerances/priorities. Natomas and Elk Grove strike me as where to go when all you really care about is the actual house. West Sac id hard to figure out - seems like it's been up and coming forever - nice for the value/convenience, but I'm skeptical that it will ever be a real hotspot. Lastly, these houses are worth what someone will pay for them. I personally would pay a steep premium for a Streng or other MCM home and live with the potentially ratty(ish) area because I love the architecture, nice lots, and proximity to the city but that's just me.

Of course. I just mentioned that many local boys go to Jesuit, that's all.
