would you like me to take any pictures for you of the area? Or any houses in particular that may not show up in an online search? I would be happy to do so for you if you needed some extra help. Let me know..

Just wondering what subdivision looked so "not maintained" within Whitney Ranch. We just bought in the William Lyon community Twin Oaks (still waiting for construction to finish), and we were most impressed by how residents HAVE kept their properties in good order throughout all of Whitney Ranch, say, compared with some even more high-end communities over in Roseville like Morgan Creek. That, plus the opening of a beautiful new elementary school right within Whitney Ranch were big factors in making us decide on going 15 minutes further out from Roseville to Rocklin.

We are looking at the house on 3rd and Fallon, why hasn't it sold? It has been on the market a long time. It needs work but seems to be in fairy good shape. Is the neighbor hood safe for a family with young children growing up? Are the schools good? Will the neighbors be cleaning up thier property to make it a nicer looking neighbor hood? Does the train really make a difference? We were raised near trains and the sound tends to be no problem after you get used to it.

Why hasn't it sold? Not sure, it looks like a nice home and it is fairly newer also compared to the rest of the neighborhood. With a search I think you'll find that yes the neighborhood is relatively quite safe. Also with search alot of information on the schools has been discussed; the contention is that the schools do pretty well. The neighborhood is kept up fairly well, yeah. The train is noticeable yes lots of passing trains throughout the day and at night. Doesn't sound like it would bother you though..

Hey Rob... sorry it's taken months for me to reply to you. Haven't been on here and appreciate you offering to take photos. We're here in Rocklin now and absolutely love it. Working on our 3rd short sale and crossing our fingers. We'll be right near Iroquois and Wildcat. Thus far the inventory activity in Rocklin has been pretty slow... especially compared to EDH and Roseville. Not sure what we'll do if this one falls through too.

At any rate, thanks for the offer, all the advice and guidance.
