Some areas in Saratoga Springs and possibly Eagle Mountain would have decent views of the lake for MUCH cheaper than the Alpine/PG/Traverse areas.

Eagle Mountain, really? I haven't been up there yet, but at least on the map, it looks like a mountain range is blocking any view of the lake from Eagle Mountain.. I will find out next week when we come up.

Eagle Mountain would be difficult due to geography. Saratoga Springs might be a good alternative. While you'll be close to the lake, you won't be right on top of it. Home prices are also affordable.

I take it you haven't seen the lake. It isn't much to see. Most people don't care about a view of the lake, but they care about their view of the valley and of the surrounding mountains. Many places that have a good view of the lake also have a good view of the valley, which makes the view most beautiful.

I thought Suncrest was the place for me after being there,, but then I learned about the unstable land =(
What I'm trying to figure out now is if there is any stable land up in that same area. Still trying to figure out traverse mountain, traverse ridge..

There are areas that were burned from the fire this summer that are in Alpine, and that does put it at higher risk of landslides. However, the ground that the homes are built on is fine.
