I moved to Apple Valley in July 1985 from South Central Los Angeles well I moved into a 2 bedroom apartment on Sago Road. There were brand new apartments and a nice area where my 3 kids grew up. I use to forget that I left my garage door open all night and nothing was stolen Now they break in to your Apartment or house and sometimes you will get car jacked. Now the same area is full of gangs, Gangs that came from Los Angeles, this is the reason why I brought my wife and kids to Apple Valley. Back then Apple Valley had a population of 23,000 and now it's over 75,000. I only have 6 more years and will retire, but not here the wife and I are planning to sell the house and move to Laughlin, Neveda. I'm not saying that Apple Valley is bad but if want peace and quiet
you'll have to move up towards the mountains east of felony flats. From retiredE-7

Right now the housing market is low and it is a good time to purchase a home in Apple valley. I got information on a house around the corner where I live right now. the house that I've seen about 3 months ago it's selling for $140,000 with $4,000 down payment. This house is on a half acre 4 bedrooms, 2 car garage, laundry room, large living room,large kitchen, 2 bathrooms. This house, well it's about 2 years.

What streets do you live near retir4d?

I am not familiar with all of AV but I know felony flats is bad. The area around bear valley and apple valley road seems to be very good. We are moving near there.

I don't know where retired lives, but it sure doesn't sound like the AV I know...!!
I've been here four years, and couldn't be happier. The only gang activity I've seen is what I read about in the paper.
We visit VV every day, and haven't seen any gangs there, either. I guess it all depends where you hang out. If you want trouble, you can find it... There are some bad areas in AV, but I don't hang out there. The older area, i.e. felony flats, are slowly being pushed out by new construction pushing out the lower income folks who have the gang bangers in their bedrooms. The town of AV recently did a huge gang sweep in FF, and did away with the bad guys. The town is doing everything thy can to keep it's upscale image...
It is mostly upscale. The reason they have a 1/2 acre minimum lot size is to keep out the undesirables.

Apple Valley is a very nice place to live. We came here 4 years ago. There has been a lot of commercial growth, which is the cause of the time it takes to get to the 15 freeway from here. There are a few ways to make the commute a little easier like taking Rock Springs to Rancho and down to the 15. It cuts out a lot of traffic lights and is more scenic. The houses in Jess Ranch, like most of the country, have dropped prices in the resale market. A house down the street from me just sold for $89,000 it is 1100 sq. ft. 3 bedroom 2 bath. Not in Jess Ranch, but off Bear Valley almost as far east as you can go in the densely populated area. We came from Pomona where the houses sit on top of each other, so the 1/2 acre is very nice. A lot of long time residents want to leave the area as it is "too crowded" but we do love it here!!

Fellony Flats is definitely an area to avoid, although I sold a house there last year and my clients were amazed that it did not get vandalized. It is near a lot of apartments. Apple Valley Road is nice, but the houses close to it are upscale and more expensive.

I lived in the Victorvalley for over 20 years...and in 2005 I sold my house and ran as far away from that area as I could. Hesperia, Victorville, Apple Valley, Oak Hills, Baldy Mesa, Phelan and Adelanto. Been around all these areas from the mid 80's to 2005. This area grew leaps and bounds over the years and flurished with well behave citizens...until the housing boom! I will be the first to tell you I sold my house to the highest bidder just to get out of there. Back in the day you could go to the houses behind the mall and trick or treat with no problems, Bear Valley wasn't a BEAR to drive down. Armagosa and Mariposa were easy travel streets not racing lanes.....the mall was a cool place to hang out ......without worrying about getting shot.....same for Wal-Mart....I loved that Wal-Mart on Bear Valley until 2000 then is got ran down. Took my business to Apple Valley that one got the same way.

I went to college at Victorvalley Community. Crusied I Ave home after work cuz I lived in Hesperia then.

So I hear ya retired, I feel your pain. Move as soon as you can.....

Excuse me----- but I NEVER said to move to Texas to the OP. I moved here because this is where I was born and raised until my parents moved to California in the early 80's.

At least the cost of living, the economy, and there is NO state Tax here.
I recommend anyone unhappy in California to move out of State. There is 51 others state that might make this OP or anyone else more happier.

I loved the HD when I lived there in the 80's and most of the 90's then thing started going south. And for you to tell me it didn't get bad up there is not telling the truth.

So enjoy your California, I will enjoy my Texas.

I grew up in Tennessee in the 60's. Life has changed drastically since then EVERYWHERE. The place I grew up was "safe" as Proud Rowlett Owner said about Apple Valley, Hesperia, Victorville area. Even children of "well to do " parents are rude. Kids are taught more in schools about everything inclucing sex, which is a good thing. I think this climate of unrest is nation wide. I still say the hd is a good place to live.
