I still don't know what the a/c abbreviation stands for. I knew it couldn't be "air conditioning". Anyone care to enlighten me?

In accounting, a/c is often used as an abbreviation for the word account. For example, an accountant might write the following message "Review the balance in the Interest Payable a/c."

I don't get what the real question here is. Will 600k get you a nice sized house in SD in a good community with great schools? If that is it then yes, you could possibly find something. 4s, Del sur, and Carmel valley you probably need to up your budget. You're smart to rent then make a decision where to live. Every community has a very different feel. But seriously? Your combined income is 240k? You don't have much of a dilemma. You'll fit in nice in San diego. maybe the only dilemma you might have is having to "slum it" with neighbors in a 600k neighborhood rather than living in a neighborhood that better suits your income like Santaluz. Lol. Best of luck.

You would love it in Scripps Ranch. You should probably up your price range for the house you buy, though. If you wait a year, anything that is 600k now will be 700 by the time you get here. As it is, it's hard to find anything at 600k, and they go fast.

After maxing out 401K looking at take home pay of ~$5500

For a $800K house with 25% down payment on a 30 year mortgage , does the below numbers look correct? With no other debt after house payment we have ~$1300 left for food, utilities and so on... Looking at past one year spending trends on mint--- food, utilities, shopping etc , averages $2k a month at most. If not maxing out 401K , we will be fine living with just one salary and saving the other. We have been always comfortable with a mind set to not to think about second salary. If in case our child gets accepted to top private schools, we will need to dip into second salary for 2k to 2.5k a month.

Your payment
$4,161
P&I
$2,694
Insurance
$167
Taxes
$800
HOA
$500
Update- we are looking at houses in del sur area ( eligible for D39C school lottery). Zoned public elementary is also exemplary ( Del sur elementary). If going with D39C or delsur elementary, private school might not be necessary atleast for next 6 years (K-5).

Both of our jobs are stable but we can never tell what future will be, in the worst case scenario , one of us might need to travel on work (IBM/ Deloitte kind of companies always have IT jobs for road warriors). Or work in LA if needed.
Any thoughts on D39C compared to Carmel Valley schools?

If either of you will be working in LA routinely, you should not consider SD county at all. OC is the furthest south you can go. If not, call the divorce lawyer as that commute is not really possible.

In Del Sur, watch out for Mello-Roos. It can add quite a bit to property bill payments.

And investigate the horrible Poway USC bond thing ... make sure you won't get stuck making some sort of repayments for that.

Yes, Mello Roos is high in Del sur. Tax+Mello Roos is 1.7% of purchase price.
