Yes I know the commute. I worked in Irvine and took train to San Diego where my husband worked ( see my original post) every week ( Mon - Thur in Irvine). That's the worst case that I mentioned in my previous post. We both work full time and donot see anything happening to our current jobs. Working in LA /travel jobs are in worst case which is highly unlikely due to our high saving and less spending nature :-)

del sur would not be my 1st choice - very high mello-roos compared to elsewhere, you'll be on the hook for those Poway school bonds when they come due, you're far enough away from the coast that air conditioning will be mandatory (which kind of destroys the point of being in San Diego as far as I'm concerned - might as well move to Riverside County and save the $$), and your commute time will be longer than elsewhere - you'll be sitting in traffic on the 56 trying to get either to the 5 or 15, no matter where you're trying to go during commute times.

Thank you. I will research on Poway school bonds.

Pros & cons

1)$900K -$1M in Del Sur
Con-High Mello roos
Pro-new modern homes,big yard, high % of families in our age group with elementary school age kids,D39C school

2) $900K -$1M house in Carmel Valley 92130 area
Con- relatively old house , small yard, mixed age families
Pro- established schools with consistent good ratings over the years , low Mello roos

Del Sur elementary API score is 972 , only two other schools in La Jolla (986&982) beat that score. Is high Mello Roos worth the new school D39C /Del Sur elementary?

Great, so you have an idea. Just FYI, most people would not consider Irvine to be LA, in case that's what you meant.

Stick with Carmel Valley between those two choices.
