Definitely rent if you don't have a good sense for the county in general...I already had a pretty good sense for the area when I moved a few years ago so I skipped renting and went straight to buying. It's worked out well so far so I think depending on your personal situation both options can make sense

Carmel Valley and Scripps Ranch have the best schools. They compare favorably with any public schools in the state. They're a miserable commute from your South County work locations but that's the area I know best and I highly recommend them.

Check out the following zip codes for decent schools and homes: 92122, 92126, 92117, 92119, 92120, 92110. Alo remember if you are in the San Diego Unified area you can put in a Choice application for a school of your choice as long as you agree to transport. Elementary schools would include, Doyle, Curie, Holmes, Whitman, Sequoia, Longfellow, Benchley-Weinburger, Green, Marvin, Gage, Bay Park to name a few.
