Any other input?

Also, is the market such that even if my current house is under contract (closing 4/15), if I want to be a cash buyer, I can't really bid on houses until after 4/15? Or would some sellers accept my cash offer since my house is under contract?

In this market, you will have to make a non-contingent offer; otherwise, the seller of the property won't even consider your offer.
