If you're after larger lots near San Marcos, and property that's not in a typical suburban tract environment, the fringe areas like I mentioned are going to fit the bill. This is especially so if you want to stay within reach of basic amenities and be freeway close. This isn't the only place you'll find this though. As for building, if you're in the county, it's going to be easier to permit anything. The allure of ADUs right now is the cost, which will be decidedly less than trying to buy a big lot and have to split it or rezone to build two houses on it. As for schools, I wouldn't pay much mind to the traditional rating sites like great schools or Google. Those are glorified Yelp reviews and human nature is to only contribute when there's a complaint which skews the metrics. If you're all about test scores, hire a tutor. Any kid can be turned into a good test-taker. If anything, the problem with schools in the greater SM/Escondido area is there just aren't enough of them.

I'd go with private schools if one can afford it. We did at first until HS.
