There are areas of Fullerton, Orange, and other North OC cities that are really nice. Sadly, the seedy areas of those cities as well as Garden Grove, Anaheim, Santa Ana and the like have become the "norm" for North OC. Obviously, I prefer North San Diego to North OC, since I've lived in both, but North OC, IMO, gets a bad rap.

Is there any chance of that ever happening? Just think of the money the feds could bring in if they moved Camp Pendleton. It's sitting on some of the most expensive real estate in the country.

Same thing with the Seal Beach weapons station. Lots of potential there too.

Both are too republican and not diverse. SD beaches are better and warmer, and it is less smoggy and less traffic. OC is suburbia and boring. SD, while laid back, is the second biggest city in the state. SD is the winner, LA is better than OC, even if it is more crowded and smoggy.

LOL. That's funny. Much of the "wealthy elite" you speak of in the O.C. are tapped out, over leveraged, and have no net worth or worse yet, NEGATIVE net worth.

As a recent OC refugee . . . and as a reluctant OC landlord because I couldn't sell our house there for anything decent because of all the short-sales around me - thanks OC neighbors!! - Early is 99% accurate.

The 1% refers to the old-money folks in Laguna and Newport Beach. Everyone else is hanging on by their coiffed fingernails.

Yes sschibuola. I'm not saying there is no wealthy elite up there. Of course there are just like there are in every major city around the country/world.

However, I will say never in my life did I meet so many "pretend like I'm wealthy" poser types with absolutely NO net worth that are over extended than in the O.C. area. Through friends of friends or acquaintances of clients in the area, I met quite a few people up there. By the way they spend money, you'd think they are wealthy only to find out later they are totally broke. Just on borrowed time spending money on credit cards or other forms of credit.

Never have I met so many people that weren't ashamed that they were going through foreclosures, short sales, bankruptcy, etc.

Sure, many families up there are truly wealthy or affluent, but appearances aren't what they seem for many families there. You'll see people living in mansions (with negative equity), expensive luxury cars that are totally financed, people buying expensive jewelry or taking fancy vacations that they can't afford.

I'll take San Diego any day of the week. Definitely we have a bit of that as well in San Diego but IMHO nothing at the levels you see in O.C. People here seem more grounded and not as big into materialism like up there for the most part.
