While it certainly wouldn't be unheard of to have drug dealers in the Oakland flats (even in the nicest areas this can be an issue--recently several pot farm busts up in the million-dollar hills, and friends in Rockridge have neighbors who bought a REO-placed a few years back and discovered a former meth lab in the basement!) I have to say that we worried about cars coming and going at our neighbors' when we first moved in. Many months later, we know they're great people--the car commotion is because they have two teenagers who are constantly having friends come by or going places with friends when school is out. (Quieted right down when school went back into session last fall.) Just to say things may not always be what they seem.

One of my favorite Oakland 'hoods is the Dimond District, which just above the 580 from where you're looking--still lots of cheap(ish) housing, but a growing neighborhood center with amenities and a great vibe. Might be worth a look.

Dimond is just a wee bit out of my price range. Anything west of 35th is more expensive than east of it in Laurel. As it is, I would have one of the smallest houses in the Laurel district if not the smallest.

Really?!? I love the Dimond Library. It's my home away from home. It's little but cozy and usually has the books I want... occasionally I have to go to the main library or Berkeley, but I'm very happy with Dimond.

I haven't been there for about 10 years... mainly because we moved out near San Leandro -- but I did go for a while after we moved and I felt they were focusing on being a children's library (not that there's anything wrong with that!) and I also remember that for some reason they shelved the Jean Plaidy/Victoria Holt books under the author's real name, Eleanor Hibbert. Who knows that stuff? Bizarre...

But the research librarian did know who I was talking about when I mentioned "Pope Joan"...

The offer finally got accepted. If everything goes well I'll be a resident of the Laurel as of August 1st.

Well, it didn't go well. The offer is up in the air now, because it appraised $11K low (their mistake for reducing the listing price on me!), and now we need to wait to see if they accept an additional 5% haircut. In the meantime I'm keeping all my options open, including condos closer to downtown..

I wouldn't throw in the towel yet... these homes still need to be sold and banks that were waiting for spring and summer in hopes of getting the best price definitely don't want to be trying to sell in the fall... once school starts.
