Any recommendations for a company to do a water filtration install? Have one quote (Water-Pro), getting a second (Culligan).

Annoyed that the inspection did not show that a new whole house filtration system was needed.

water quality testing is not something that is usually done for a purchase of a house. You should test the water thoroughly to determine what you are dealing with. maybe you just need an inline filter at the faucet, instead of a whole house water treatment.

No, we had it tested, but the company neglected to let us know the state of the filtration system itself. Water is safe to drink, but water quality (test) is not so good. Filtration needs to be updated/replaced.

We had four separate insepectors out to check above and beyond what was needed for closing. And the amount off big items that were "missed" has me convinced that the "inspection" process is a nudge, nudge, wink, wink game to move houses.

Scheduled an additional company so will have three quotes in all. Was hoping to get some input about good companies/bad companies.

I can't comment on your inspector since I don't know who you used and probably don't know them anyway but I can tell you I have never seen an inspection that was not a sincere effort to uncover defects. It's not, in my experience, a dog and pony show (so to speak) to move houses. However, obviously you've had several missed things. I wonder, if the money factor is significant, if it might not be worth talking with a real estate attorney?

As far as any legal action, the three issues fall under three different inspectors, so I doubt it would be worth it, unfortunately.

My past experience hasn't been well, when I use the selling (buyers/my) agent's home inspector. I'm sure that isn't true with all selling agents, but I definitely wouldn't use a selling agents inspector, again. Fool me once shame on you, fool me twice, shame on me. I'm getting an independent agent, without a dog in the fight!

To be honest, I'd prefer that buyers find their own inspector. It happens on occasion but most want a few names so I give them ones I'd use if I were buying. Ultimately, they still choose. I am always at the inspections and I'm always looking for anything that might be a problem. I'd rather deal with problems at that point in the process than at the last minute. No matter how good the agent, the inspector, the lender, the title agent or paralegal doing all the work for the attorney handling the closing, everybody makes mistakes or misses something at some point. To the extent that I can, I look over everybody's shoulder and I don't mind if someone does it to me. It's not about ego or making a buck (those things take care of themselves), it's about getting the job done and done right and that standard is the desire of everyone involved in the process.

Thanks for all the input. My agent actually handled all the inspectors and even though we closed about a month ago, she just went three rounds with the septic people. She's great and I trust her, and she has worked with that company before. She was upset and disappointed in what happened with them.

As far as water goes, the two other companies said I did NOT need a new water filtration system, at least not yet. It is an older system (at minimum 10 years) but after doing some minor work on it, it appears to be working fine. Whew.

We had a RO system and water softener installed by All American Water Purification located in Venice. Could not be happier! Water tastes good and tests great! They are nice people and customer oriented. Highly recommend.!!
