“Green Space” is one of those nebulous terms developers love, because everyone hearing always has a picture in their mind rather than an actual definition.

Bottom line is green space is not akin to natural habitat.

In very few instances will any development keep any naturally occurring features within the areas the develop. To the contrary they look specifically for areas without these features because they are much more difficult to grade, improve, parcel, and build upon than spaces where their presence hinders the ease of adding residential infrastructure.

It was major news when Wellen Park “relocated”, count’em 26 old growth oak trees in their development with no mention the entire rest of the area was completely clear cut and any vegetation currently there was added after the roads, and sewer and water lines were added and the plat mat drawn for the individual lots.

This is what will happen with this development as well. What they aren’t forced to save from the natural habitat to satisfy the minimum requirement will be bulldozed and removed.

Now reread what qualifies as green space and tell me how nursery grown landscaping will accommodate the habitat this development will be replacing.

In this forum area, you ain't seen nothing yet. 20 years from now it will look like Southeast Florida. I lived over there and saw some of it play out, & it was horrifying.

These are the good ole days here folks...enjoy every moment. 20 years from now, you wont want to live here, & will only visit reluctantly.

Once these huge developments get approved, the developer begins his/her "mission creep" to reduce green areas, & increase density. What was just approved is not what will wind up being built. This is standard operating procedure. Sad but true.

Right now, they are saying 1/3rd of the land is being set aside as Greenspace. Let me know in 5 years what that % is down to. Talk then.

I'm already looking 5-10 years ahead for my next low density stop. I've gotten very goo at knowing when to fold 'em.
