Sarasota County Commissioners unanimously approve 5,000-home development in Lakewood Ranch


SARASOTA COUNTY, Fla. (WWSB) - Up to 5,000 homes will be built on property in Eastern Sarasota County, after the project was approved this week by the Sarasota County Commission.

Lakewood Ranch Southeast will sit on more than 4,100 acres east of I-75 between University Parkway and Fruitville Road.

“It’s going to change the whole complexion of the community, the way that we look at things, how we approach things, the value of open space,” said Becky Ayech, president of Miakka Community Club.

As I predicted...a massive Eastward push in population. A LOT more to come...Hundreds of Thousands new homes east of I-75 over the next 20+ years.

Hundreds of thousands? Sarasota itself is only 75,000 population. North Port has just passed it as largest city in the county at 78,000. That’s people. Not homes. At capacity North Port was envisioned to hold 250,000 people.

It’s 104 square miles in size. The seventh largest city in the state by land mass. It’s been incorporated since 1959 and is barely 1/4 of its projected size and its been 70 years.

The 41 acres proposed for this project is 0.064 square miles. While there is probably room enough for the amount of homes you suggest even 100,000 homes would mean 200,000 people.

Where will they come from in just 20+ years at today’s prices when you consider North Port only grew this far because it was the lowest priced land in the whole area?

Well, yeah. It has to go east because west is already built up.

Not a prediction, just common sense. Everyone knows that.

Just like on the east coast, there was a push west to build, until they hit the Everglades. Again, no one needed a crystal ball for that either.

You will be shocked at how many homes they'll build & sell over the next 20 years. I saw the exact same thing play out on the East coast of Florida when I lived there...only it was I-95.

I caught that mistake but it was past the edit deadline to change. Still that’s only 6.4 square miles. As opposed to the 104 that are included in North Port.

Given that all new construction single family homes in HOA communities are a minimum of $400K, as opposed to the North Port homes which were selling at roughly half the price during the last boom, where will the 4000 buyers come from at 7% interest, and 20% down payments? Plus HOA, CDD if applicable, and new insurance costs?

Florida’s boom were always based on affordability. I can’t see many looking at these as affordable.
