Hi Jimmy Wack... My husband and I were exactly where you are a year ago. We spent a long time looking at homes in Sarasota to plan for our snowbird retirement. We did not want to look at condos due to the monthy fees... So we focused soley on houses. although as we looked at homes and really thought about the month to month responsibility we realized that we would need to hire someone to take care of the property and realized that we were not comfortable leaving the property "empty" for a period of time. We purchased a condo in a smaller quaint complex... only 45 units and close to Siesta Key. We remodeled and furnished the place and rent it out seasonally to snowbirds. The monthly fee is 300 and it covers the insurance, pool care, tennis courts, trash, pest control and beautiful landscaping. We are very happy with our decision and when we go down to visit we feel pampered with the pool and tennis court. We also enjoy getting to know our neighbors. Finding the right condo complex is the hard part....talk to the people who live there and really find out if they like it or if there are any association issues. Best of luck in your search!

Cool Confused. Condo or House?

We have been switching daily between looking at SFH or condo for the same reasons. After reading your posts about insurance costs (makes sense they are high, post H Charley), we are thinking condo. We want a common pool and other amenities but not for $500/mo HOA! Older condos we think are maybe more stable also. Newer ones may have more foreclosures and vacancies, putting more burden on owners to share the load of paying for the HOA fees. We wont be there all year. Can I get a DM from you both (and anyone else) on which condo develpment you settled on? It's confusing!

Great thread! Very useful info that I couldn't find anywhere else...I would have posted the same question as JIMMY WACK but for St Augustine. Beautiful condos and townhomes up there...but I am a little nervous about the HOA's stability
Any input...please feel free....I wish I could talk to some people who actually live there right now.
Am new to these boards...but they are great!
