The investment part he's got knocked. He doesn't want to rent anymore. Even if the property only maintains it's value, he wants to build equity rather continuing to rent. That is, if it the property floats his boat. =) Not in a rush, simply doing the research. Does want a neighborhood that's comfortable to have company outside. Whether it be on a deck or backyard. Wants to have a grill.

My friend has a small house he likes near Hampton and Chippewa in the city. Small yard, patio, grill. Not an excessive amount to maintain. My wife's rental in the Hill was also compact and convenient. On the other hand, if he wants a half acre to play with/mow, that's suburbs territory. Anyway, just something to consider.
