I was walking up Euclid this weekend, and was kind of surprised how quickly the fancy homes of the northern CWE transition quickly to surface parking lots and dollar stores right around Delmar. But with the Loop Trolley and additional development, do you think this area could gentrify?

Yes, this area is improving albeit very very slow. The former St. Lukes/City Hospital is scheduled to be redeveloped as The Delmar Divine by the CEO of Build-A-Bear

Vacant houses are being developed north of Delmar, no where near whats happening on the south side but they are happening.

Olive and Washington between Euclid and Boyle are starting to see some real activity - a 4 story apartment building went in on Olive 2 years ago - there is about 1 or 2 rehabs every year on these streets. Its still pretty sleepy and a bit shabby in places but compared to 15 years ago it is noticeably in better shape.

I think it is happening very slowly (financing improvements is probably the biggest issue--I just read an article about how it's a struggle to even buy renovated houses in North City because they often don't appraise well because there's such limited comps, so it can be tough to get a mortgage). But the Delmar Divide is so deeply entrenched in STL that it's slow.

I have a friend who lives in Visitation Park a few blocks from the trolley and she reports that her values are definitely going up.

The housing and architecture north of Delmar is beautiful and I hope the areas do improve. Maintain the architecture and become safer. I mean, look at some of this

That’s a relatively long stretch of area that will need to gentrify. I think it will take thirty years for Delmar and CWE to meet.
