hahaha thank you for the info. I'm interested more in the potential damage to property and its frequency (doesn't sound like it's usually too much), insurance costs, and necessity of that insurance if you own the place outright.

Reminds me of the old Kennedy quote about DC having "the charm of the North with the industriousness of the South." Essentially, the worst of both.

I see you're falling into the trap of looking at raw temperatures instead of dew point, heat index, and ignoring the fact that solar radiation is more intense 1000 miles further south of DC.

Don't do that.

You aren't. I'm really starting to miss them. Wife is, too. There is such a thing as too much sunshine. We never thought that would be true until we moved down here. Last week when we had torrential rain, we stopped what we were doing and went outside just to stand in it, smell it, and take it in. I feel like a reverse Portland'er (they run outside for "sun breaks").
